CAR Sales figures

The California Association of Realtors recently posted statewide sales for June.  As you can see in the accompanying articles sales are up and prices are down.  There are a significant number of distressed properties available and the bank owners need to get the off their books which they do by slashing the prices dramatically.  Unfortunately, this has a negative impact on neighboring properties. 

It is great news that buyers are making purchasing commitments where before they were sitting on the sidelines.  Once the bank owned properties are flushed out of our inventory, pricing will likely rise.  Those who purchase now

In my last blog, I talked about what incredible opportunities await buyers in this market as sellers reluctantly reduce their prices on their properties and buyers are able to afford homes that they could only have dreamed about in years past.  This was brought home on my recently reduced San Roque home at 3813 Center Avenue.  We dropped the price to $1,095,000 and after a flurry of activity chose a nice clean offer to take to escrow.  A win/win for all. 

My seller on 1528 Cliff Drive has also decided to slash their price on this classic 1920's ocean view adobe.  It's a gorgeous blend of original

Every day there are frightening news reports of doom and gloom in the real estate market.  It is absolutely true that there are many homeowners that are overextended and can no longer afford their properties, but it is also true that this can afford buyers the opportunity to pick up some great bargains.  It is not necessary to look for foreclosures for those bargains as they are oftentimes in poor condition.  I have just reduced the price in two of my listings, 3813 Center and 6266 Marlborough.  Check them out and you may be pleasantly surprised at what you can purchase in our community that might have been beyond your abilities last year.

What an honor to be asked to sell your former home.  I had a great condo in downtown Santa Barbara.  I initially chose it because of the extremely large living room and master bedroom along with the beautiful patio.  I lived there for many years and really enjoyed it for the entire time.  When I got engaged, Stuart and I bought a home together (three blocks down) and I sold it to a delightful young woman.  She has accepted a position back East and I will be listing it next month.  The same wonderful conditions
